Blessing Community Guidelines

At Blessing Community, we prioritize safety and a positive experience for everyone. These guidelines are set for all residents, guests, and staff to ensure a smooth stay. They reflect our commitment to maintaining a respectful and well-managed environment.

Arrivals, Departures, Payment, and Fees
  • Check-in time is at 12:30 pm. Check-out time is at noon.
  • There is a maximum of four (4) residents per site. Our standard fee is based on two adults and two children. Additional occupants are $30 monthly.
  • A $150 security deposit for lot rent/electricity and a $100 security deposit for water/wastewater are required for monthly reservations. Additionally, an application fee of $25 will be charged for each adult. Security deposits are collected to safeguard against defaults and damages to the site. They will be returned within 30 days of departure, provided the lot is cleaned, and all accounts are current.
  • For monthly stays, electricity and water/wastewater are billed separately. Electricity costs $.15 per kWh.
  • Water has a base rate of $15.44, covering the first 1500 gallons. Any usage beyond this is billed at $3.51 per 1000 gallons. Similarly, wastewater has a base rate of $19.85 for the first 1500 gallons, with additional usage charged at $4.51 per 1000 gallons.
  • Rent is due on the 1st of each month. A $50 late fee is charged if payment is not received by the 6th of the billed month and there is a balance on the account.
  • A two-week move-out notice is required for all monthly rentals.
  • No refunds for early departure.
  • We accept Visa, MasterCard, Discover, and American Express credit cards for your convenience.
  • RVs must be under 10 years old. If older, please submit photos for review and approval.

 

Parking and Vehicles
  • Two (2) vehicle limit on each site plus your RV.
  • All vehicles, including your RV, must have current registration, inspection, and license plates.
  • All vehicles must be in operational condition.
  • Vehicles may not protrude from the RV site into the flow of traffic.
  • No type of mechanical repair, whether to vehicle or RV, is allowed.
  • The speed limit in the park is 10 mph.
  • Parking is allowed in designated parking areas only. Parking in vacant RV sites will result in being charged the daily rate and/or the vehicle being towed.
  • No parking on the grass.
  • Semi-trucks, flatbed/other trailers, 3 or 4-wheelers, or boats are not allowed in the park.

 

Rig and Site Appearance
  • We reserve the right to refuse service to any rig based on its appearance and/or condition.
  • Proper leveling blocks are to be used to level a rig. Cinder blocks are not allowed.
  • Steps should be the right size for your rig.
  • Pressure regulators are recommended for your water connection.
  • It is mandatory that your sewer and/or gray water hose be kept in an accordion and have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping. Keep tanks closed unless dumping.
  • Open flames or fireplaces, such as chimineas or open fire pits, are prohibited. Small personal charcoal grills are allowed on the gravel or pad.
  • Outdoor items should be neat and orderly. Mats and satellite dishes should be kept on your pad or gravel. No clotheslines are permitted.
  • Your site must be neat and litter-free. Trash should be deposited in the receptacle on site.
  • Please put all cigarette butts in the proper container.
  • Storage containers are only allowed on your site if they are under the rig and maintained in a neat appearance.
  • No outbuildings, fences, or structures may be erected without approval from the office.
  • All cords, cables, and hoses should be bundled. No light-duty extension cords are allowed.
  • Ladders are to be attached to the rig.
  • Skirting is not allowed.
  • No swimming pools or trampolines are allowed on your site.
  • Holiday decorations must be removed within two (2) weeks of the holiday.

 

Pet Rules and Screening
  • There is a 2-pet limit.
  • All pets must be on a leash in the owner’s hand while outside the rig. Pets are not to be left unattended outside the RV.
  • Please clean up after your pet.
  • Assistance animals, regardless of breed, are permitted with approval.
  • All animals, except for aquarium fish, require screening before move-in. Please refer to our Pet Agreement and submit your application online. A registration fee applies. All screenings are subject to Blessing Community’s approval.
  • If you do not own a pet at the time of signing this agreement, you must complete a No Pet Affidavit.
  • Should you acquire a pet during your tenancy, a Pet Agreement must be completed before obtaining the animal.

 

General Rules
  • Quiet hours are from 10:00 pm – 8:00 am. Loud noise and/or music coming from your lot, RV, or car within the community at any time may be subject to a fine.
  • You may not assign or sublet your site.
  • We do not guarantee the same site if you choose to extend. Check with management for a potential extension.
  • There is a $25 fee charged for returned checks. A cashier’s check or money order will be immediately required to recover the amount of the returned check, the $25 fee, and any other late fees applied to the account. If a check is returned, personal checks will no longer be accepted for future payments.
  • Do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, or anything other than RV-safe toilet paper.
  • No alcoholic beverage drinking is permitted outside the resident’s RV.
  • Discharging or displaying firearms, paintballs, BB guns, pellets, air guns, slingshots, or any other type of weapon is prohibited.
  • We are on a year-round water conservation program. Please do not wash campers or vehicles, or wastewater at any time.
  • Residents will be held liable for any damage to buildings, grounds, lots, or water/electric meters if damage is due to their or their guest’s/visitor’s/children’s negligence. Onerous, noxious, or offensive activity, excessive noise, abusive language, interference with other tenants, disturbing the peace, and willful or careless destruction of property in any manner will be cause for eviction. If law enforcement authorities are called for a disturbance at your site for any reason, you will be required to vacate the park immediately.
  • By law, Blessing Community is a service-oriented business and therefore does not have a tenant/landlord relationship with any daily/weekly/monthly RV guests.
  • The owner reserves the right to change the rules and rates without notice.
